Hey everyone, sort of an oddball question here: So being a new investor and trying to find a good deal that i can house-hack, I recently came across a property that can easily be split into two separate 2 bed/ 1 bath units.

He is currently paying $700/month for rent and rental comps in the area indicate rent should easily be $850/month. 

My house hunt so far has been focused on using another FHA loan since my family has expanded to get another duplex with at least one of the units having three bedrooms, and I would be able to keep my current FHA financed duplex that will cash flow easily once fully rented after we move out.Across the street from my house is a mirror image duplex that has been unoccupied for years (I think nearly 15 years).  

Its more painful to learn this way but it definitely will not be forgotten very easily once learned the hard way.

You can easily quit your day job in your early 30's if you keep your expenses low enough.

Crowdfunding makes real estate easily accessible, however, in regard to institutional real estate investments, the advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit to you and comes to you at no cost.

@Adam Christopher you cannot screen for dumb people very easily, but you can lay out the rules clearly and if they break them, you can ask them to leave.

They don't change the AC filter or mow the lawn or rake the leaves in this season of falling leaves.

You should be able to get a duplex loan as easily if not more easily because you can show extra income from the other side.
