If she has a dog, I doubt she will give up the dog to rent your place...on the other hand I can see her going to a website to claim it as an emotional support animal and then you are stuck.

I doubt you're in any sort of trouble for opening the door as you had reason to believe noone was inside and you were attempting to confirm it wasn't abandoned, but the larger question is how is someone getting that far behind on rent without paperwork being filed on them?

You are no doubt speaking of an owner occupant conventional loan so yes the same occupancy requirements are required.
