I've written an entire book about this and continue to discover even more ways every month.But if you managed  several properties, I'd think your ability to reduce an owners' expenses and share in the savings as a winning value proposition.

Isn't it nice to discover you're  not alone?

I recently discovered BP and I've obsessively been listening to the podcasts and have just started working through the UBG.

This allowed me to discover Bigger Pockets.  

Discovering such a thing was possible was hyper-motivating.

If there is a secret of tax sale profit, it is doing tax sale deals all year long, no need to wait for the regular sale - you know the one with all the competition - I use a system we call "Tax Sale Poaching" - related to direct mail and direct contact with owners in tax sales - a public service type of marketing.

I am interested in all types of property, whether a rental, personal residence, multi family, apartments, doesn't matter because I would really like to get involved in most facets of the industry in the future and really discover which of them I am great at.  

Today after doing some more research on the property I discover the owner has a realtor.

However, after discovering BP last week, reading Ultimate Beginner's Guide, a few forum posts, and listening to a couple of the podcasts, I see there's a lot more I could probably be doing.

This memorandum should cloud the title and should be easily discovered should the seller attempt to refinance the property or get a HELOC.
