I'm also studying for the R.E. exam right now and I was wondering if anyone had some tips or advice to give? 

There is no secret sauce to getting/finding properties other than what is already told out there in the real estate market - 50% bootstrapping 50% luck - same as finding a great wholesale deal.

While this isn’t usually any reason to back out of a deal it’s a good idea to know up front.

My primary interest is in package deals that offer straightforward terms and quick closings.If you’re a wholesaler with deals that fit this description, please reach out.

Also, any tips in valuing and selling the empty lot?

They even financed some of the deal....according to public docs.I hate the idea of getting a lawyer involved.

You can start doing larger deals much sooner than you think. 

You will end up losing the deal.You need about six months of networking and active deal flow to create a potential buyer's list and email distribution.However, if the deal is really good (very unlikely in New Jersey), it is true that you can find a buyer.

Get a few of those and read them - that way you can start to get familiar with what kinds of things can happen in a house, and how big of a deal it is to fix each one of them.If there are any new houses being built in your area (like, within bike or bus/train range), and the neighborhood is relatively OK, go over to that neighborhood, after the workers have left for the day, and see what building a house looks like.
