Many of the criticisms and judgements I hear about millennials today just comes across like old people complaining about young people, same as it ever was.

Take it or leave it, that's what constructive criticism is all about.

Property manager, agents, contractors, attorney, CPA, adviser etc...Its super critical that you know exactly what you want and where you want to invest your money and have a clear picture of what you want your short term and long term portfolio to look like.

Based on what I could gather, it appears that it isn't critical to get any new documentation signed because the terms of the lease still apply and will transfer to me as the new owner. 

Great place to be looking but actually I think location in the town and schools/amenities are critical.

To be fair, since I criticized the Sheriff's department in the earlier reference the summons service, I must say they were AWESOME here: very patient, made sure the tenants left and protected me by making sure I did everything correctly. 

To your point it is used as a way to compare dis-similar properties across a market.
