I think you will find this to be true wherever you go all over the country as you learn the ins and outs of each market.

There are just not enough hours in a day to run around the country doing seminars and coaching....

As an agent, I can smell a wholesaler a mile (or a country) away.  

This company will probably loose credibility; however, people are using this "pay-for-pof" method across the country. 

We have more VRBO's than anywhere in the country, so it's very common.

I assume these are for rentals so you don't need to do to much inspection inside a quick walk through then subject to home inspection should do it.I was just in your fair city.. stayed at the Hilton Garden inn right off the free way. had dinner up at the country club...

Bigger older apartments that are gut jobs the city or country might require a sprinkler system as part of the rehab and that gets very expensive.This goes back to research beforehand and plan for the worst and if that happens you are still good.

Things have been a lot tougher the past year (not just here, but all over the country), so you have to have marketing and negotiation skills -- you can't just buy stuff off the MLS like you could from 2008-2011 (those were great times :).Good luck!
