Second would be to query neighborhood folks about their own house, and the word around the campfire (I avoided a house last year because the woman I met in her front yard had a story or two about mold and contractors not being all that satisfactory in response to it (I know, negatives rise to the top more easily than positives do, but still, I became worried and began to fret about big builders).Part of me wants to work harder for a living and do 1-3 fix and flips a year, the other wants to get into a buy and hold so as to use leverage.

This is the price you are going to sell for.2) You need to be able to estimate repairs or have a contractor who will do it for you. 3) Closing and carrying costs can be significant.

I'm a contractor, so I have a general sense of the costs for a rehab, but will be extremely vigilant when moving through the improvements.For point of reference, I've got a contract on the house for $23k and estimate $25k in rehab expenses with an ARV of approximately $82k (according to my Realtor).I have three goals: 1) Make some money for my investor so they will invest with me in the future, 2) learn from this project and 3) make a little money for myself.I'm willing to sacrifice my own cash to make sure I can do more of these with my investor in the future.Thanks again for the post.

Do you think I should still have a contractor give me an estimate before I try to sell a wholesale deal or would that book give me the insight to at least get a semi estimate of repairs to be able to determine the (Mao)maximum allowable offer for the potential buyer?
