I'd recommend you see Huntsville, Madison, and Decatur for yourself - I think you will understand the census data very quickly when you drive through all 3 locations and compare them.

Mortgage Payment is $900 a month.Right now we are seeing comparable homes sell anywhere from 150-200k+ in the area.

Is there like a yelp kind of review website for property management companies to compare them?  

Areas like LA and NY will have higher materials and labor costs compared to places like NC or TN.You may be ghearing $350 pSF and that may be accurate for new construction here in LA, but likely for homes around or under 1,000 sf.

Wow Jim compared to yours my tenants are so un-fun and ordinary!

They may use the comps you are looking at or they may go way out and find true comparables, which could kill the deal if the lender needs comps within a certain distance.

Gross income is simpler to compare as well especially with self employed people.
