Would love to hear experiences or advice anyone may have.Hey Kaylyn- getting started can be intimidating but the reward is worth the risk. 

"Then you have the risk and reward analysis, slightly out of compliance with a great reward or way out of compliance with a small reward, is it worth it?

I'd weigh the risk vs reward but my top priority would be finding a good contractor who works at a fair price. 

A few years ago I started a Charity calls aherohome.org  with some other BP members and with BP managements help we achieved our goal of giving away a home in Memphis to a first responder that was quite rewarding.

And no one takes on risk for 'free'.The only way for you to get ALL the PM money is to become a broker.I looked at this years ago and decided it was not really worth the risk/reward.  

In my opinion, the main difference is if you want your reward now or sometime in the future. 

Profit/cash-flow aside, your biggest reward will be the knowledge and experience gained going through the process.  

If there are STR rule limitation, I would like to see the rules reward those that have been following the current rules and have not had many noise complaints, etc.There is also an anti STR sentiment at the state level.  

Bottom line; it is hard work, but the rewards are there.
