It's been really challenging finding anything locally that cash flows from an investment standpoint, especially in the SFH market since it is so competitive with multiple offers above asking with waived contingencies.

I challenge you and all other buy ad holders to add systems to allow you to be on vacation, even on a cruise. 

Any other advice regarding Huntington Beach would be greatly appreciated (i.e. is the local market just as hot as everywhere else, other local challenges, investor-friendly agents, etc).

Besides #2…..if your llc is ever sued, and you defend it, you have to step out from behind the curtain at some point, the other side/judge will make sure of it.

@Jennifer Beatty if you’re planning to wholesale, your seller leads will likely know the market is hot and be expecting a little more, but there are still deals to be found.If you’re planning to flip, finding deals will be a challenge, but with the market the way it is, selling is less so, and your ARV pre-flip may not be your ARV post flip (in a good way).
