Hi,I'll give you my spin....I have bought and sold 10 single family houses, and when I had good credit, I pretty much got in for "Nothing Down" which is to say, I borrowed most of the down payment from other sources, ie, credit cards cash advances, short term loans from friends, refinanced my car to get cash, etc.That is just one strategy...does not work for everybody.

We tried it but the adoption by our tenants wasn't good - they didn't understand, didn't want to give (or didn't have) a credit card number, etc.

You the buyer wanting the great one at a good price but not the other one is like saying you want all the premium baseball cards for below value but you can keep the commons.I understand why you want the better one.
