They just might not be licensed, might not be ethical, usually don’t answer to a broker or a regulatory body (unless they are licensed) and use a different sales process where the EM typically goes hard earlier in the transaction and the buyer is on their own with fewer contingencies and less time to do their due diligence.

Because of this difference, the approach the the business plan, financing, and other aspects of ownership are completely different.IMO, every commercial property should cashflow.

I wouldn't even bother asking for comps or how much they think the repairs are, it doesn't matter what a wholesaler comes up with, a real buyer will know how to assess on their own how much the repairs will be and thus how much they can pay for the house depending on their business plan (either to fix up and rent out, or fix up and flip/sell).
