New Commercial 9 Unit Opportunity - New to Investing

Hello Everyone,

This is my first post in the forums. I have been trying to educate myself as best I can to make an informed/intelligent decision on my first purchase. I have educated myself on 2-4 unit duplex/multifamily with the hopes to live in one and do a 3.5% FHA loan and then resell after a year. However there is nothing in my market that cashflows. It is either a fix and flip and pull out equity or a simple equity hold from renter paying mortgage at best.

I recently found a 9 unit that cashflows however I am less familiar with that process. I have  a good job and qualify for the loan but I do not want to spend 20% down out of pocket. That would tie up too much of my capital on my first deal. However this opportunity will not likely come up again.

Question - Outside of family/friend investors - what would you recommend as an alternative, IF there even is one. I just want to make sure there isnt an alternative I have not thought of due to my ignorance in my research since I was initially planning on residential.
