We have a pretty good amount of equity in our primary right now and I always said that I don’t wanna mess up like my dad and take money from under the house but I wanted to so we can purchase a second rental property but my wife was against it and I think what you said is strong security does give you peace of mind and I rather not gamble my home.

Governor Desantis' Executive Order banning evictions for non payment of rent was extended through at least July 1st (and the CARES Act extends if even further if you have Fannie/Freddie financing in place or accept any type of Federal assistance such as Section 8).Even an eviction attorney's hand would be tied right now, and the courts are a gamble.

Nathan, I think you've missed some posts, but regardless I think what you're suggesting is at best distasteful and at worst bordering on harassment.As I had stated before, I had told the tenants that if there was a medical condition that ruled them out from using feminine products to please provide a doctor's note.

(I have had tenants turn the AC off when they move out or the heat in winter)- We require they have someone check on the property if they leave it for more than 5 days (This is to make sure there are no water leaks or HVAC issues that lead to problems while they are gone)- No businesses can be run from the property (to prevent day care, laundry services, gambling, drugs or who knows what)- We specify yard care includes week spraying and cleaning up sticks less than 1" in diameter (otherwise tenants think yard care is mowing only)- We state that tenants utilities can be used for routine maintenance or repairs (I once had a tenant complain the roofers were using his power for their compressors)- We have a whole section on mold stating that mold is naturally occurring and results from excess moisture.
