I love B ham been funding investors there for going on 15 years in all those areas U talk about... and I agree for a city of 2 million in the MSA crime is not nearly like other areas up north.. kind of that bible belt thing.Locals can do it out of state high risk in those low end asset areas.

Get a couple properties under your belt, learn, evaluate what works and why doesn’t.

I had a mentor and while I had no RV Park deals under my belt I thought I had done my homework, but it's been very hard. 

Since he had several flips under his belt, we were going to fund the deal through his LLC in order to get a better rate with the hard money lender, so I wired my $24k into his LLC account to cover my half of the deal.
