In return my agent sticks around like a parasite sucking my .. blood. 

If the property passes my initial screening I (or my Realtor) will go look at the property and make a list of repairs or upgrades that would be needed.  

I can't speak to their coverage for buy and hold, but I do think that for every service - Insurance, Title, Contractors that you should get a new quote from fresh blood every few years. 

Allowing poorly screened tenants into the properties, failure to collect rent, failure to report or repair issues & damages, and just poor maintenance overall.

Besides screening always do a walkthrough 1-3 months in. 

I also just don't like having a screen constantly in front of my face.

Screening revealed no prior history of domestic violence, or any serious criminal history for either.About 2 months ago I started receiving reports from one of their neighbors that the couple was arguing, and that he was acting irrationally when angry.  

While the pretty girl dances across the screen to distract you, they read off the list of side effects that include death, dismemberment and spontaneous human combustion.Zestimates are best summed up as "It sounds good if you say it fast."

Any B class applicant with a score below 650 is likely financially irresponsible in having not saved or made plans to manage major financial hits.My minimum requirement, as one part of my screening standards, is 650.
