If you delivered a clean / clear unit and the tenant has had a hand in creating a pest issue by living sloppily, leaving food out, etc. they should remediate the problem or you can leave a few traps, poison, close holes, etc. as a courtesy.If the problem is very severe, hire a professional and bill back to your tenant if they are unwilling to cooperate.

My guy did all the work and research and charged 25% of your initial tax bill savings for the town level and if you weren’t satisfied he charged 50% of the savings on the first tax bill of what he got off from fighting your taxes at the state level.

If the numbers make sense, you could try renting it for $X plus utilities and then bill them separately each month for another $150 to cover the utilities which are part of the HOA.Reality is that is about $100K of mortgage.
