I don’t think prices will be going down any time soon though as last time I checked due to covid/supply chain/labor issues we are about 5.6 million units behind.

Look at it like this, would you rather keep getting money every month from a property that could stop cash flowing at any time depending on the tenants situation or have the potential of having to make repairs as the longer you keep something the more likely that becomes......... or would you rather just get that lump some of money all at once so you can move around or get another property?

My wife and I were able to use the equity in our first home to cover the 20% required for a conventional loan; will most likely be your best bet if your gf has the equity for it.
