@Ron Brady,One thing I ALWAYS do when getting an appraisal done, I send them an excel file listing all of my improvements done the house. 

Talk to your CPA about tax return, almost definitely you will need to file Partnership return per each state where you'll purchase properties.

If it were mine, I'd put in a very small rental office, just a half door walk up with a room for a desk and 8 tall file cabinets (and a half bath for management use).Sleeve A/C and electric heat the office with some benches out front for residents and wanna-renters to sit on.And use the rest of the place as rent-able units, except for maintenance storage areas. 

I am going to file a police report when I return (I live in another state).

Personally in partnerships I've had a lawyer draft the partnership and it gets filed with the LLC we created.

so the costs for the court, the extra costs for the PM to file etc etc. but you cant write off lost income. sadly.
