Ok, I'm starting to see how this is all individually based.  

When you form the business under a Partnership, make sure you have a Partnership Agreement outlining who has what duties and their authority.

In my area I generally end up at 45%, but I usually estimate at 52% when I am doing a quick analysis.Other individual items to consider is lawn, pest, CAPEX (Capital items like roof, AC etc) maintenance.

You could split it up and lease them out or one day you could even sell them individually. my guess is you could build another building that size on the lot too.

I'm a wholesaler, too, aiming for rehabbing and have partnered with a few individuals for different areas of the country.

I have 4 individuals (2 couples) listed on a lease agreement that runs for 3 more months.

By standard, the serve company requires the lien holder's SS /loan # or authorization to release payofd.
