very hard to manage in this business without it. you might be amazed just how little cash you need to get going in this business. you could find a motivated seller and use creative financing. do some reading here on BP on creative financing and start thinking outside of the box. you would be amazed what you can find out there.

Ive heard horror stories, one of which dealt with investors who thought a half price hotel right next to an airport, seemed amazing until they found out the airport was relocating and all the great business the hotel had was soon to be gone.

Just push hard for a break in pricing especially on the Special Order returns (SOR), you will be amazed how much they can drop pricing.We are getting much better deals on NEW product than the contractor auctions we go to as bidding there is driving pricing up to insane heights & often its used or defective crap.Just a few of the recent deals @ both HD & Lowes.
