Quote from @Jacob Sherman: as far as financing will go for your potential buyers the duplexes will be easiest because you can get both investor and owner occupants . the multi family 5 units and more will be cinsdered commercial and cut out owner occupants . the assisted living is extremely limited when it comes to financing and now it becomes a specialty item that's an investor looking to be in assisted living business  I'd agree on triplex actually not duplex for higher density.

I agree but if your only buying deals that come to you, it is possible that you could scale significantly quicker if you had someone bringing you actual deals - although it sounds like you have a decent system where deal volume is not an issue, if thats the case then congrats and please share your secret!

My first option would be to anchor a bottom plate to the floor and a top plate to the ceiling and attach studs to the two plates and not have any actual attachment to the brick.

Congrats - at the end of the day, learning all those lessons really require jumping in and "doing" and making the actual mistakes - no shortcuts and way to "learn" these by studying endlessly without making the leap
