The seller has acquired the zoning variance to legally have a multi unit, However the setup of the units is still very inefficient and could potentially be leveraged into 5 units with some rehab.One advantage that this property has for me financially is that I can buy it as an owner occupied and pay little down payment.

The lease has to be at least 30 years, but can run up to 99 years.This investor says he has great success at it, as he targets owners of small commercial properties who owned it for a long time, too old and tired to handle the operational responsibility, but can't sell because of the capital gains issues.In fact, he started on this type of investment as a no money down approach to acquiring properties, which turned into helping sellers with capital gains issues.Honestly I think it's simpler than a 1031, for the lessor that is.

Due to the series of complaints from the mother we decided to offer him a bedroom in a vacant 1 bedroom unit owned by the mgt company and forgive the remaining 3 months on the lease in order to access the wall insulation in his bedroom.- Feb 17 parents of brothers in the unit call saying they need their kids out of the house due to bronchitis and a skin rash on one brother.
