Are there any lenders offering HELOCs for small business owners who primarily use bank statements to qualify, especially those with write-offs?

Purchased two rentals this year both with long term tenants.

What made you interested in investing in this type of deal?

Obviously the exposure on this site won't be as great but we can list it as a link to friends and family to book through maybe.

Does anyone have experience in this in Oceanside? 

I think the opportunity to scale rather quickly will depend upon using other people's money.

One area where I could use some advice is turning over tenants.

If by real estate business you’re implying you have little or no money to invest but are contemplating using one of the guru inspired methods (subject to, “wholesaling” , fix n flip) to create cash flow, I’d encourage you to do research on the true success/failure rate of people who engage in these endeavors, the amount of money the successful operators spend monthly on marketing, and the real time commitment and knowledge and experience necessary for success.  

@Moises SilvaHard money loans are short-term loans used for rehab projects and house flips that provide quicker access to finance.

I am not sure if they handle maintenance requests, but if you're starting small, you may not need this.
