There is underlying leverage, leverage most small investors can't get and def not without a PG but what I assume you are referring to is more the stub piece (typically 20% - 30%) which is what the CF investors many times are contributing for the sponsor (i.e. equity or in your message HNW).

As far as the ARV, normally you wouldn't directly calculate what a rehab item is going to contribute to value, you would instead look at comparable properties that have that feature, and use a comparative analysis of recently sold properties to determine that value.

First of all, most bp responders have less authority than that of a government entity, yes, some have real life experience, but there are those who respond when they don't know the law and only heard stories about it but try to contribute as if like they know the law themselves.
