Even in a mediocre market, if you have a great agent and a great PM, you will outperform a great market with a mediocre PM and agent.That's also why I think it makes no sense to invest in 17 different markets: you don't know much about any of them, you have to build a network of people in every market, the law is different in every State and it's physically/economically impossible to visit any. (1-4 units anyway, large commercial is different). 

This standard can vary depending on factors such as location and unit size.

Given the ideal situation when owning a rental property (for this example residential 1-4 units) is to hold that property in it's own LLC for liability and tax purposes. 

Way to big an unknown.I have no idea what your experience level is, but unless you have really deep pockets and a lot of experience in remediating contaminated sites, this is not something for someone who is newer to the space.

Trouble is, we need to get in to install a mini split A/C unit in the loft and the lawnmower (I mow the grass) is in the garage.

There were only 2 so I added them to my units to immediately stand out.

If you want to maximize your max rents then if might be a good idea to condomise it so that you can get rents as two separate units.
