You are spending a lot of time asking people here questions that you need to go to the source to find out.I would guess you need to be competitive with the cost of their current funding.

I look at this as any other lending facility.. you have multiple lending sources all have their strengths and weakness's..

It's how I started.Understand that a HELOC is not a good source of long term financing, they have too many call features and your moving out could mean trouble.You will also find that lenders aren't stupid.

I want to propose starting a thread/sticky that could be started to list Property Managers and contact info by State/County that people can add/"vouch" for so that we could have an online source for recommended managers across the states.

If you're interested in clubs in other states, I've compiled a fairly comprehensive list for my business uses that covers the US using periodicals, associations, web and other open source research.

As a second source of income until I make it in real estate I have decided to resell domain names and web hosting.

After 2 or 3 deals, you will be free to purchase properties from my source without having to split profit with me.
