Basically if you don't time the notification of NON-renewal in a small window, they lock you in again.https://www.biggerpockets.com/forums/432/topics/18...There are only a couple of national service providers (Coinmatic, Wash) and then there are regional & local players.There are several good points in the thread.

Watch Pacific Heights with your wife ;-) ; have an attorney who practices tenant law draught your lease (unless you have a state provided standard lease, in which case, use it);do not be shy about asking questions here on BP.

Was top regional listing agent one month, won a few listing competitions at work and got my name known so I had enough of a reputation as hustler....I also had a baby 2mos after getting my license.  2nd year I pulled back and started focusing on making connections with investors and contractors.

I am also will be paying cash for the home. i ask my realtor and all i get is one worded answers. timeline is as follows  signed offer on house the seller signed the next day. all short sale paperwork was sent to Regions bank. an email came saying it is on the underwriters desk as of the 25th of March.

I do see, however, that good deals on properties aren't plentiful across the region according to the MLS.
