The area that I focus in Abby is East Abby, the highway one to Abby mission connector and upwards onto the mountain.

I am currently working as a director of renovations for a very large real estate property management partnership group and have set a goal to own and manage 24-48 units by the middle of 2016 with the aspiration to expand in the central Texas marketplace to no less than 500 units by year 5.   

The market ebbs and flows, so we will see a correction, but it will still do great appreciation wise.The problem we see with this low inventory is properties are selling very high fully renovated, or low that need a ton of work, with nothing really in the middle, and everything is moving very quickly.

But that's just the nature of 4plexes - they will correlate strongly with a specific income class.If you are really interested in house hacking, you'll have to accept that fact that the neighborhood you're most likely to find a 4plex will be a lot different than your standard middle-class SFH cul-de-sac.

I'm not sure where you invest, but Minneapolis doesn't have the extremely high property values like the high density east/west coast regions.
