Why give up GP upside when there’s a transactional options out there?

The interest rate on the triplex is 7.5%, but because I took out a construction loan to help offset renovation costs, my lender says the ARV was already baked in, and a refinance would not make sense on that property either.

If this was a million dollar piece of land, thats an issue. 

Could be a realtor or other vendors who want to earn a fee for the service. 

I don't understand why my taxes go up a few bucks when I change move an item (a kitchen appliance) from bonus depreciation to an expense on schedule E.
