We use an umbrella policy for our primary liability protection, but also have an LLC that gives the appearance of adding some protection.  

I'm wanting to set up an LLC and looks like it can be done pretty easily online.

Pull the tax records for cash deals in your area, filter by LLC.

Unless you want to own the property under an LLC or other business entity, I'm not sure why you would need a commercial loan on it. 

As Nathan said or you can create a management agreement between yourself and the LLC and then the lease can be in the LLC name.

I hold my properties in a Texas series LLC. 

I have properties held in my sole name that I want to contribute to an LLC owned jointly with my spouse without tripping transfer taxes in Nevada.

If you own the property in your own personal name (not an LLC or corporation or trust, for example) then you can file your own eviction lawsuit.
