Project management personnel are the ones that help manage the GC and subs along with many other tasks.1% of the total expenses for compensation is quite low in my opinion, granted if you are training them and providing them on the job experience, that is worth something too but on a $100k rehab, to make only $1000 for that would not come close to enough to attract most quality people (even if they have no prior experience). unless you are extremely experienced in this field, I would not hire someone new, rather find a quality and experienced project manager and go from there.

So when you look at my profile, 0 deals, 0 referrals...and granted I only have 2 referrals on my profile, but Ive done 100s of deals with BP members.

I granted the sellers their ask and now we are waiting for them to sign.

If any or all of the other loans you have are callable on demand, the lenders of those loans will pickup on the judgment when it is granted, and this may trigger demand calls from some of your other lenders.I believe you need to contact the lender and try to work something out before it spirals out of control and you end up filing a bankruptcy or doing a voluntary asset forfeiture.

Something I've been realizing the more I work in this area is that being a developer (I mentioned I eventually want to run Arch & Dev business) isn't really as sustainable as people seem to think right now without large amounts of either capital that investors will not get as quick returns on as in other areas OR the use of grants, tax incentives, etc.

I've never had a problem with them...granted I've never lived in a house or had a rental for a full life span of one.

There are also grant monies available if you get into a redeveloping project in this area, but  it's just a matter of what you're looking to do
