I have some savings, future employment is an option, and looking for multi-family properties to rent...also interested in flipping.  

When it comes to flips I only buy in areas where the arket time to sell is 60 days or less.

I bought the home in 2010 and have spent the past several years doing a SLOW live in flip.

We are looking to flip, gain rentals, do rehab work.

CoCROI is a good pre-acquisition metric and, yes, we need to flip to ROE post-acquisition. 

Also have a separate entity for construction / flips as you get different tax treatment.

You’ve got much bigger fish to fry and costs to watch with a flip.

@Taylor Walber the MAO formula mentioned above does not apply to rentals it is for flips.

I got side tracked and partnered in a passive role on a few flips which didn't really help me to acquire more rentals like I planned.

I've currently been showing an buyer investor foreclosures in Washington and I don't know that part of town at all .... my company has me working with a team that has me working primarily with investors who do flips or buy and holds.
