For either to have the desired effect, they need to be legit to be taken seriously ...for a PreApproval, that means full documentation..for a POF, that means Cash in a bank account in your name.

From what little I know, TK investing requires a three-pronged analysis; 1) Analysis of the TK provider (company), 2) Analysis of the market you intend/desire to invest in, and 3) Analysis of the deal (the TK property) Analysis of the TK provider appears to be most important (that's why it's number one on my list).

Having a high personal income whether its self employed or W2 earned income is a nice luxury because it affords you more runway when encountering future borrowing hurdles.How long before you can use rental income ?

As an investor, I had a choice to list any way I desired and I never desired to use the MLS to list my units.  

If you're paying 30% taxes, then you are most likely earning over $150k, which is the threshold in which you can no longer offset of those aforementioned losses against your ordinary W-2 income in the current tax year.

The agent did not earn commission on the deal as it was off-market and the seller and I handled the transaction.

I'd like to work with a trusted property manager in the area to give some more direction on what needs to be changed to A) make the home more desirable to renters and B) ensure the property is within all legal requirements for a rental. 

It's a SFH in a desirable neighborhood so I believe the demand will be high as long as I list it directly on MLS.
