A lot of the "vacant" homes in the real Bay Area are drug labs with straw owners. 

As the gangs and drug dealers are being displaced in the urban core they are winding up in the older burbs where the lowest price points exist.

I've organized data, done design, specifications, purchasing, and construction administration.

They will also provide a third party administrator to prepare the annual reports to IRS that are required.Another option would be to establish a Solo(k) plan yourself without a custodian, and hold the funds yourself as the plan's trustee without a custodian.

If you have 1,000+ units this might make sense, but you may as well administrate it yourself.Anything that is called a security deposit insurance is - inmho - a misnomer.

I've stuck with buy and hold; while using my administration company as the cash cow that finances my purchases. 

Just not into the areas where drug addicts walk the streets and fill up the public areas.  

Don't, in short, engage in business practices that are on balance less ethical than those of my local drug dealer.
