Most of which are high W-2 earners (medical field or executives). 

I am planning to move to a developing country in 10-15 years to pursue a passion of mine in the medical field.

But, it's a lesson learned and a story I will never cease to tell. 

No matter how good or bad the economy is doing there will always be people that fall behind on their mortgage (job loss, medical issues, divorce) that need to sell quickly.

MTR for the other unit is what I'm leaning toward - IF we can get something close enough to the center that it'll attract plentiful medical staff.

so that would be something I would look into. as well as Sheridan WY is not exactly the hot spot for mortgage banking :)  other items seem ok.. but I have seen legit HML come into OR and lending not knowing they needed a license then get cease and desists..

Medical, student loans, etc..... 

The areas I am looking in are full with young professionals, post grad, as well as medical students.

While it is already well established, there is still room to grow and it will continue to feed off the massive growth that Austin is seeing in medical and technology.
