Hello all, I am looking to buy my first rental property locally here in Las Vegas.

The market I am most familiar with is Phoenix, AZ, but Las Vegas and many Florida cities fall into the same category.

I am now looking at the Las Vegas market which is not too far from my area and hope to get a deal that makes sense in the Vegas market.I wish you a good Christmas evening,David  

Primary focus being on Richmond, VA, Charlotte, NC and Las Vegas, NV.

I prefer to invest in Las Vegas personally as the monthly cash flow is better as well as appreciation.

@Kelly Conrad I knew someone once who was thinking about divorcing his wife (who he loves) so he could rent/buy a condo in Las Vegas, establish his legal residency there, have the wife and kids stay here in California so they could go to school, and not have to pay state income taxes in California.  

It is what I specialize in here in Las Vegas.

Sorry for the below novel, but in case you have further insights for me.The townhouse is in Vegas, was initially purchased as a vacation home for my parents, then rented through a property management company after my dad passed. 

@Ethan G Stine  you may want to look around on Brie Schmidts Turnkey review  website..there is at least 50 providers of rental properties on there. you can compare them side by side you can see each cities important states regarding population demographics etc.and you don't have to sign in to a squeeze page if you see something you like just contact that provider directly its all free etc etc..Also do take peek over in Vegas I think that's worth consideration as well..
