Bandit sign leads have dried up in recent years, and as someone above stated they are a pain to deal with.  

Tenants don't care what the roof looks like as long as it keeps them dry (unless you have a high end rental)You can easily put gutters on later while a tenant is living there and paying rent.If you did do all these upgrades/repairs how many months rent would you loose?

I even have a huge dry basement where I would normally consider putting her stuff, but I guess Mass requires you to hire a mover!

Ended up costing almost 15k extra due to all the dry wall work and rewire.

you may want to take a drive to Philly close to you so you can manage it.. and boy the last few trips I have taken there you can see that city is booming and re gentrifying so you can get some cash flow and as these neighborhoods change for the better you have some upward movement in price points and exit points.. just a thoughtI also really like Charleston.. not the highest returns but boy if you have to go visit your properties it sure beats many places.Orlando that market is about dried up for turn key guys..

But still would pass because I assume most oil and gas will begin to dry up when dems take over (Im fine with that) but...Im also in east TX and West TX near Universities and a big food processing plant.

I found a house that was very run down (needed roof, some slab work, dry wall and paint) but, have no clue how to estimate costs.I listen to Brandon on how he walks through the house and records notes per room.  

The problem is I have been saying we're at risk of another market downturn since 2013 and I've been sitting on the sidelines the whole time watching my "dry-powder" drift away with the winds of inflation.
