Or at least some lovely tropical third world country where nobody is waving black flags and setting people on fire.

@Eric Black To be honest, I am not comfortable doing this on my own at this stage in my investing career.

This is due to the shear number of rules, black box underwriting via desktop underwriter and loan prospector, the type of person the nature of the MLO/Underwriter professions tends to attract and retain, among other things, that make it near impossible for a debtor friendly experience.I'd like to cut out the bank.  

Financially speaking, your primary residence is liable to be a black hole while your investment property should make you money (that's the point, right?). 

This has always been a gray area in the code but if you read it black and white your personal property cannot be exchanged for real property. 

On this side of getting my license and working in the industry, I can tell you it's not a clear black-and-white decision where having your license is obviously better.

And when you evict resentment sets in, especially, if you're white and you're working in a black neighborhood.
