If we sell the existing condos to retail buyers, it complicates the 243 (271 total) apartment scenario because now you have an active HOA and homeowners mixed in with the tenants.  

Please understand when you run your numbers you factor in typically HOA fee and CC (Condo Complex) fee.

The house was paid for in cash, so no outstanding mortgage, property taxes (2014) were $2,110 and HOA fees are $200/year.

Also of course, check for back property taxes and any liens there that may be "unrecorded", such as code violations, hoa debts, etc.
