The steady revenue of long-term furnished rentals is great, especially with winter ahead.

So, honestly, I had never heard of Parker Arizona until I saw this youtube video...It seems really attractive to a person who ws planning on spending summers in MN on the lake and winters in Las Vegas.

Before becoming an agent, I owned a company that employed workers seasonally and we flipped houses in the winter to keep employees working. 

I have a large vacation rental in Havasu, the busy months have exceeded expectations, the winter months slower then we expected.

In practice I have never had this happen during the winter, but I've seen it happen on average once a year during the hottest days of summer (when the heats not needed, so no biggie). 

Fall '22' I forecasted a market Consolidation Event over winter '22'/'23', with median home prices stepping back 7-14% on national average, with localized market specific deviations ranging as high as +/- 30%, market specific dependent.  

Even less frequently during the winter when the grass is slower growing.My goal is to do the least maintenance possible.

In the winter, they’ll smoke in the garage.

My opinion... just avoid the winter months if you can.
