Parker Arizona Colorado river opinions? Snowbird/STR?

So, honestly, I had never heard of Parker Arizona until I saw this youtube video...

It seems really attractive to a person who ws planning on spending summers in MN on the lake and winters in Las Vegas. Maybe this kills two birds with one stone?

So my questions are.

Does anyone have any experience with this area? (As a rental or a primary or even as an STR 6 months out of the year.

Is there a dam or low water area stopping me from boating up to lake Havasu or Laughlin?

is there somewhere else you would recommend “on the water” where it’s a lot warmer than MN? (Being just a few hours from Vegas is a big plus but I’ve considered Florida and Hawaii, so nothings really off the table.)

Is it going to be like living in a small town and everything’s an hour away?


And less related to real estate, is river boating better/worse or just different from big lake boating? (Pry a 21-24’ Yamaha jet boat and a 24-30 foot pontoon? But that too is undecided.)

Thanks for any and all opinions and information. I’ve really become cold water adverse in my old age.
