Not as severe as new york or san francisco ;  and maybe possible to work within as long as you didn't recently buy a below-market performing building for market-rate prices with the expectation of large rent increases.I'd focus on secondary and tertiary cities (my top 3 - renton, burien, tukwila; though there are many more I would also consider)  or as previously suggested,  east of the cascades.   

Income would be around 70-80K (that’s including my partners income – could be a lot more if she passes her bar exam next year.

This area is still growing very rapidly as well have so many people moving from up north especially New York.

I have family in York and am looking forward to living in that area full time in the future.
