I would also point out like you did that this is very slim.now if this is a vendor or borrower that does 20 to 50 a year.. that's different if its mom and pop two a year type... its a loser all day long for them.

If you want to scale, and own dozens or even hundreds of units, your gong to have to depend on vendors for everything, including cleaning.Cleaning companies don't clean walls, unless you want to spend more than it cost to paint.
