From this experience I developed strong vendor relationships in the area... depending on what you're looking for, I'd be happy to point you in the right direction.  

A person entitled to any premises may recover possession thereof by a proceeding under this chapter after forfeiture of an executory contract for the purchase of the premises but only if the terms of the contract expressly provide for termination or forfeiture, or give the vendor the right to declare a forfeiture, in consequence of the nonpayment of any moneys required to be paid under the contract or any other material breach of the contract.

I would also point out like you did that this is very slim.now if this is a vendor or borrower that does 20 to 50 a year.. that's different if its mom and pop two a year type... its a loser all day long for them.

I have tried Buildium and Propertyware in the past.  123Landlord is a better fit for the size of my portfolio, my budget, and the features I would like to see in pm software (tracking property features, leases, work orders, vendors, etc.).  

If you want to scale, and own dozens or even hundreds of units, your gong to have to depend on vendors for everything, including cleaning.Cleaning companies don't clean walls, unless you want to spend more than it cost to paint.

You have the ability to competently complete the transaction with them, and provide the resources and vendors to get the transaction closed smoothly.

I personally don't think it matters as much as many vendors make it out to.

If you have, did you also run craigslist advertisements and search for all of the local sellers in your area using the internet, mail, restaurants, vendors and alternate resources?  

We were quick to fire vendors and honest yet firm with our tenants.
