This conversation has morphed a lot and I really respect and appreciate everyone’s thoughts and time, but I started this post asking for the what most of you concluded I should have which is legal advice.I know the method works at this point and just like in every other field and specialization, real estate or not, there are good and bad approaches to the technique.

Looking back, that was just an amazing marketing technique but it piqued my interest.

The blanket technique doesn't really work but if you use the vacant house list and absentee list and probate etc.. you can laser target your campaign. 

If a tenant holds over after being properly served legal notice, then filing in court for Unlawful Detainer and proceeding with eviction may indeed be necessary.

You can use the same techniques the wholesalers use, but KEEP the property for yourself to build wealth!   

In some municipalities, an unlawful detainer (“i.e. eviction) is still possible to obtain, that being said California state statues AB 1482 and AB 3088 severely limit most landlords abilities to evict tenants, and in most instances only able to evict for “just cause” meaning that the tenant has been a nuisance or has threatened the safety of other tenants at the property.

Plus you need to have a pitch you need to learn sales skills and techniques to take those phone calls and turn them into deals.. as you state not easy.

I do agree that teaching someone HOW to fish rather than supplying them with fish is a phenomenal parenting technique that will serve them well.
