DSCR loans typically have higher rates, pre-payment penalties, and may not let you pull as much money out as you would like because they will be based on 2 factors: the appraised value of the home and how well the rent coming in can cover the PITI payment each month (Principal , interest, tax, insurance).

I own 2 rental properties, the first one is paid in cash and the second one i have a mortgage on it which i pay 464 in total including tax and insurance, trying to see how much i would qualify using only my rental income while i look for a job once moving there in ilhaving a hard time qualify for a loan since they cant use my job income that i have here in cali, been told that I need to move there first and work at least 1 month and then apply or I need a job offer letter.

Take out a lower(comparatively) rate CES for 6 months with plans of paying if off in full say after selling the asset.CES(Long-term)- Perhaps you're risk averse, and want a fixed rate long term, with consistent payments and don't have plans to pay off the note.
