Interesting thought on the loan side, haven't ran into that before, I think in our market banks are hungry enough that if the deal makes sense within their LTV restrictions and DSC they'll pull the trigger.

Then the Seller Financed portion would be treated as it’s own agreement with a locked in rate. 

If they are not there have the locksmith get you in or drill it out and change the lock.
