Sending out 1 round of mailers, in my opinion, is likely going to be a waste of money because you yield the best results when sending multiple touches to a prospect.

But I've heard these can be very lucrative.You need to mail multiple times (most say 5-7 "touches" per list over a period of time) to be able to generate the response rates you're looking for.I usually send a postcard first, see what return/undeliverable mail I get back, scrub those names, and my 2nd mail piece is a letter.

You can find MFRs in downtown Roseville, just recently there were a few that popped on the market and received multiple offers same day.

Like Curtis said, go to meetup.com and search Real Estate Investing and take your pick of multiple investor groups that will be meeting during your visit.

They might own multiple properties or receive a special discount having all insurance at the provider and your insurance rate is much higher for a single policy.Make sure not in a flood plain as those policies have gone way up in the last few years almost doubling or tripling.Many other things these are often overlooked.
