As far as recapture on the depreciation, I can't speak to that but can put you in touch with someone who does. 1031 exchange is good and I've completed one myself: the problem is getting a couple of deals T'd up in time:  Identifying your 3 properties in the 45 days and closing on one of the 3 you identify within 180 days.

Hello.I am investing in property in Dayton, Ohio and am looking to get in touch with property management companies specifically in that area.

Every year, I lose touch with them a bit more as our lives diverge.That's who all the material on analysis paralysis is directed at, not you.

She has handed me the keys to look at the property (doing that tomorrow), but I still dont really know how I should proceed...My thoughts were that I have to find out how to assign a contract, then get in touch with a realtor/title company???

So I just wanted to touch on ambition today.

So I ask the current tenant today if we could schedule a walk-through where she'd leave the doors cracked, then leave the unit, we'd enter with masks and gloves (or no touching) for a few minutes and be done.
