They are cash cows that have equity, hence the idea to try and leverage some of that equity but keep the low rates on LT financed debt.

You want to stay in touch with tenants, use it as an opportunity to visit the house and get an idea about how they are taking care of the place.

I don't know your market to know the numbers but its an idea.

The lending industry, unfortunately, is slow to new ideas.

I would appreciate any advise, ideas, or experiences you might have. 

If the idea of living with others sounds awful and you're not in a rush, then buy a single-family home, live in it for a year, two, four, whatever.
